One of the most important responsibilities of construction project managers is the planning and scheduling of construction projects. Because every construction project is a unique undertaking, project managers must plan and schedule their work utilizing their experience with similar projects and applying their judgment to the particular conditions of the current project.
The full scope technical due-diligence refers to the following items: adherence to standards and norms, design overview, materials and workmanship overview, review of utility services, ownership issues (non-legal), service charges, management charges, review of permits and authorizations, overview of property management requirements and comment on existing maintenance.

We perform a detailed site visit and visual inspection together with a desktop review of all available building documentation to assess the condition of the building (including walls, roof, floors and glazing) and the associated MEP systems and equipment. We then draft a feasibility report that will identify Energy Performance Improvement solutions covering: Improvements to the building envelope (facades, roof etc.); HVAC Equipment; Electrical Equipment; BMS system operation strategies; Recommendations for increasing the energy efficiency through improvements in operation and maintenance (O&M). Each solution is well defined and basic layouts and calculations are provided. The solutions are accompanied by an implementation budget and schedule.
Modeling the building includes heating/cooling requirement calculations, making it possible to create room-specific thermal loads. The room database also forms the basis for calculations and analyses of heat, air conditioning, lighting, etc. This software solution is approved by the Building Research Establishment (BRE) as simulation software for BREEAM credits. Thermo transfer calculations are provided to underline the reduction of losses. A complete 3D model is the basis for all calculations and it is based on the true geometry and technical properties of the building.
