Ana Tower

Client: Ana Tower Offices

Project Details: Optim Project Management was assigned by Ana Tower Offices, the company owned by Romanian businessman George Copos, as Project Manager for Ana Tower, the office scheme to be developed in Expozitiei area, next to Crowne Plaza Hotel.
With a height exceeding 100 meters, totalling 25 floors over the ground (3B+GF+24F+Tehnical Floor), Ana Tower will change the skyline of the area surrounding Romexpo, which announces to be the new business hub of Bucharest. The construction works started in Q4 2017 and are expected to be finalized in Q4 2019, when a surface of 54,000 sqm GBA will be added to the stock of class A office spaces from Bucharest.

Oregon Park, Phase II Building C

Client: Portland Trust

Services: Project Management, Cost Management, Health & Safety

Project details: After the successful delivery of Oregon Park’s first phase, Optim PM was retained by the developer of the project, Portland Trust, as Project Manager for the second phase, a 46,702 sqm GBA office building comprising 2B + GF + 6F + Technical Floor. The services package provided by Optim PM also includes Cost Management. Construction works are due to start in November with completion expected Q1 2019.

Oregon Park is Portland Trust’s third project in the Floreasca – Barbu Vacarescu area, the most developed office hub in Bucharest today. The project will be developed as a class A rated, low rise & energy efficient business park. The Developer is currently celebrating 20 years of development activity within CEE.

City Gate refurbishment

Client: GTC Romania

Services: Project Management, Cost Management, Health & Safety Coordination and Dirigentie de Santier
 
Optim Project Management was assigned as Project & Cost Manager for the refurbishment works that real estate developer GTC is to start at City Gate for the plaza between the towers (waterproofing, paving, architectural lighting and urban furniture) and the three basements; project aims to transform the empty space into green, quality areas which create more private space and relaxation benefits. Optim PM will also assure health & safety coordination services as well as site inspection services (dirigentie de santier).

The general contractor was already assigned, the developer waiting now for the construction authorization to start works that are estimated to be finalized in four months.

GTC Group is at the forefront of the commercial real estate sector in Central, Eastern and Southern Europe since 1994. The company owns and manages 35 commercial buildings which combined office and retail space of over 550.000 sqm.
City Gate, awarded in 2009 as the ‘CEE Real Estate Office Development of the Year’, represents one of the companies’ premium office projects in Bucharest, ideally localized in the North part of the city, just near Romexpo and comprised of two standalone buildings with a 47,700 sqm. leasable area, almost fully occupied.

Aviatorilor 8

Client: NEPI

Optim PM has recently delivered the impressive project, Aviatorilor 8 for New Europe Property Investment. The office real estate development is located in the heart of Bucharest’s CBD, right near the Romanian Government and Piata Victoriei metro station. It comprises of an historic monument, Oromolu House, once property of the former National Bank Governor, Mihai Oromolu, that was completely restored and a new 3 floors contemporary office premises built in a L shape, surrounding the historical property.

Optim PM managed the construction works for the renovation of 785 sqm Oromolu House and of the new 15,845 sqm GBA office building, with a team of 9 professionals. The 3 floors basement will accommodate 204 parking places.

Currently, Optim Project Management is in the process of finalizing the BREEAM assessment for a targeted level of “Excellent”.

Bega Business Center, Timisoara

Client: Bega Turism

Services: General Design Package and Project Management

 

Project details: Optim Project Management was recently assigned Project Manager for a new mixed commercial development (retail & offices) in Timisoara. Optim PM was appointed in mid-2015 the General Designer for this project and was responsible as well for obtaining the building permit.

Bega Business Centre will be built on Republicii Blvd., close to the city centre, on a plot of land of approx. 23,000 sqm and will integrate class A offices together with retail functions – restaurant, coffee shop and services area. The new development, with a regime height of B+GF+7F+Technical Floor, has already obtained the building permit. With a GBA of 21,850 sqm, the office building is offering 126 underground parking places and a green area of 3,810 sqm.

The scheduled delivery date is December 2017.
