Project Details: Green Gate office development is a A-class office building located in District 5, Bucharest. The project comprises 4 underground levels (basements), semi-basement, ground floor, 11 floors and technical floor. The Owner’s aim is to create a high quality office building by applying sustainable development principles in a practical, well planned and cost effective manner. Optim PM provides the design, cost & project management services to complete the construction and fit out within a tight time schedule of construction and within the agreed Cost Budget.

Technical Due Diligence

TECHNICAL DUE DILIGENCE projects for a total of over 700,000 sqm on behalf of prospective Purchaser to include Technical Assessment (Design & Construction), permitting and extension possibilities, snagging and CAPEX, for various clients in Romania, Serbia and Bulgaria.

ProTower Office Building

Client: Ablon Group
Service: Construction Management

Project Details: The project is central located in the 2nd District, next to the main business, academic and public institutions, on Tepes Voda Street. The building is designed according to class A standards, respecting Ablon’s technical and aesthetic criteria. The total floor space of Pro Tower is 11,700sq m. The building also houses 120 parking places.Each floor can be divided into several units with separate entrances, which can be leased as open-space or cellular offices according to client’s requirements. Optim Project Management has been contracted for the Procurement and Construction Management of the office building, acting as an extension of the Client’s organization to manage the construction of the project through specialized Package Contractors.

Offices/ Laboratory Building

Client: GlaxoSmithKline/Europharm Romania
Service: Commissioning & Validation Services

Project Details: Optim PM was appointed to perform the commissioning and validation activities for a new laboratory and offices building at the GSK Europharm Brasov Site in Romania.
Our main activities to GSK in Brasov include preparation of commissioning and validation protocols, preparation, execution and processing in the name of beneficiary of the commissioning/ qualification tests and elaborate operation and maintenance procedures.

Kogalniceanu Offices Brasov

Client: NEPI Invest
Service: Construction Management

Project Details: The office building is located on Mihail Kogalniceanu Street in Brasov. The development which was originally designed and operated as a Hotel was vertically extended and upgraded, B+SB+U+9F and has a total GBA of 3,000 sqm. Optim PM managed seven major works packages, Structure, Façade, Panoramic Elevators, Installations, Internal Finishes, Roofing and an additional level of external Car Parking, all carefully managed with minute planning, control, and innovative and efficient ideas introduced at all stages of the project.

Euro Tower

Client: Cascade Park Plaza SRL
Service: Multi-Package Construction Management

Project Details: Cascade Euro Tower is a 26,000 sqm office development located on the junction between Barbu Vacarescu and Lacul Tei Boulevards. The building is a Class A office development in terms of its location, access, specifications, design and building management and the first BREEAM registered Green Office building in Bucharest. Optim Project Management were assigned as Construction and Cost Managers with the administration in excess of 50 Works Packages. The constrained site perimeters presented extreme logistical challenges with regard to access, material storage and with contractors manpower peaking in excess of 300 personnel, which Optim PM team on site managed, with careful planning, control and with some innovative ideas at all stages of the project.

Metropolis Center

Client: Soravia
Service: Technical Due Diligence and EPC

Project Details: Metropolis Center provides high-quality office and retail space and also 78 modern apartments that are managed by the Starlight Group and meet the high standards of an international hotel. Optim Project Management has performed a detailed technical due diligence on the internal finishes, and full HVAC systems and obtained the Energy Proficiency Certificate (EPC) on behalf of the Client, Soravia.
