IKEA Pallady

Client: IKEA Romania

Services: Project Management, Cost Management, Design Management, Tendering and Procurement, Site Inspection (Dirigentie de Santier) and Health & Safety Coordination

Project details: IKEA has recently assigned Optim Project Management as Project Manager for its second Bucharest store to be built on a 13.7-hectare plot, located on Theodor Pallady Boulevard. The store will have a GBA of 67,430 sqm.

Optim PM will also offer Cost Management, Design Management, Tendering and Procurement, Health & Safety Coordination and Site Inspection (Dirigentie de Santier) services for this large-scale project. Previously Optim PM was appointed to perform a technical due diligence of the aforementioned plot in order to assist the client with the land acquisition.

The Building Permit was obtained in October 2017 and the project is expected to be delivered by Q4 2018.

Oregon Park, Phase II Building C

Client: Portland Trust

Services: Project Management, Cost Management, Health & Safety

Project details: After the successful delivery of Oregon Park’s first phase, Optim PM was retained by the developer of the project, Portland Trust, as Project Manager for the second phase, a 46,702 sqm GBA office building comprising 2B + GF + 6F + Technical Floor. The services package provided by Optim PM also includes Cost Management. Construction works are due to start in November with completion expected Q1 2019.

Oregon Park is Portland Trust’s third project in the Floreasca – Barbu Vacarescu area, the most developed office hub in Bucharest today. The project will be developed as a class A rated, low rise & energy efficient business park. The Developer is currently celebrating 20 years of development activity within CEE.

Philip Morris – factory extension

Client: Philip Morris Romania

Services: General Design, Permitting, Construction Management, Cost Management, Site Inspection (Dirigentie de Santier), Health & Safety Coordination

Project details: Philip Morris Romania has recently appointed Optim PM as Construction Management and Design Services provider for transforming its Otopeni factory into one that produces exclusively HEETS™ for its heat-not-burn product IQOS™.
Construction works are scheduled in two phases between 2017 and 2019. The first phase comprises a new building, for which Optim PM will assure Construction Management, Cost Management, Site Inspection (Dirigentie de Santier) and Health & Safety coordination. For the second phase – during which an extension will be built – Optim PM will also provide, along the services mentioned before, Design & Permitting services.
Philip Morris has previously announced in a press release that it will invest up to 490 million EUR in the Otopeni factory. The investment will create about 300 additional jobs at the Romanian facility, over the following two years. Most of the production output will serve international markets.

St Constantin Hospital, Brasov

Client: Ropharma
Services: Project Management, Cost Management

Project Details: Ropharma has recently assigned Optim Project Management to supervise re-conversion works of an old industrial building from Brasov in a new private hospital.
The new medical unit, with an area of 10,100 sqm spread on GF + 3F, will have a total number of 143 beds (79 for continuous hospitalization, 18 beds for intensive care and another 46 for day hospitalization) and a large area for outpatients as well.
The hospital will provide as main core treatment for oncological disease, transplant and various surgical procedures such as: urology, general surgery, vascular surgery, cardiology & angiography procedures, pediatric surgery, orthopaedics & traumatology, thoracic surgery, plastic surgery & reconstructive micro-surgery, gastroenterology, gynaecology, ENT, radiology (CT scan, MRI, X-Ray, mammography) etc.
Optim PM will provide Project Management and Cost Management services and the scheduled delivery date is June 2018.

ISHO Living

Client: Mulberry Development

Services: Project Management, Cost Management, Health & Safety monitoring, Site Inspection (Dirigentie de Santier) and Technical Sales Support services

Mulberry Development, the company established by Ovidiu Sandor, has recently assigned Optim Project Management as Construction Manager for its residential development, ISHO Living, part of the mixed-use project the developer is building in Timisoara’s city centre, near Bega river. Optim PM will also offer Cost Management, Health & Safety monitoring, Site Inspection (Dirigentie de Santier) and Technical Sales Support services.

The project, which is now waiting for the construction authorisation, will total six blocks of flats with 1,200 apartments, 2,100 parking lots, a park and green spaces of 7,500 sqm. The first phase consisting in two buildings is expected to be delivered in Q3 2018. The entire project will also bring infrastructure improvements building a new bridge over Bega river, with an impressive architecture and a coherent solution for traffic improvement.

This assignment confirms the coming back of important investors in the residential sector, which continues to grow in the portfolio of Optim PM.

City Gate refurbishment

Client: GTC Romania

Services: Project Management, Cost Management, Health & Safety Coordination and Dirigentie de Santier
 
Optim Project Management was assigned as Project & Cost Manager for the refurbishment works that real estate developer GTC is to start at City Gate for the plaza between the towers (waterproofing, paving, architectural lighting and urban furniture) and the three basements; project aims to transform the empty space into green, quality areas which create more private space and relaxation benefits. Optim PM will also assure health & safety coordination services as well as site inspection services (dirigentie de santier).

The general contractor was already assigned, the developer waiting now for the construction authorization to start works that are estimated to be finalized in four months.

GTC Group is at the forefront of the commercial real estate sector in Central, Eastern and Southern Europe since 1994. The company owns and manages 35 commercial buildings which combined office and retail space of over 550.000 sqm.
City Gate, awarded in 2009 as the ‘CEE Real Estate Office Development of the Year’, represents one of the companies’ premium office projects in Bucharest, ideally localized in the North part of the city, just near Romexpo and comprised of two standalone buildings with a 47,700 sqm. leasable area, almost fully occupied.

OPTIM appointed Project Manager for Orhideea Towers

Optim Project Management has been appointed by CA Immo as the Cost & Project Manager to deliver Orhideea Towers, an icon landmark project located in the new emerging central-western business district of Bucharest.

Optim PM is assigned by the client to provide  Cost & Commercial Management services, Project Management services, Dirigentie de Santier services and Health & Safety Coordination.

The office development next to the Grozăvești metro station will have a total gross leasable area of 37,000 square meters and will absorb a total investment of EUR 75 million.

The project includes two towers, H-shaped, inspired by orchid petals, linked together by a bridge enveloped into a glass façade, having 13 floors (GF+12 F), respectively 17 floors (GF+16 F) and offering 406 parking spaces on two underground floors. 

Completion and opening of the new office building is planned to be in 2017.

Office Development for Anchor Group

Optim Project Management has been appointed by Anchor Group to complete the construction of Anchor Plaza Metropol.

On this assignment Optim PM will be acting as Cost & Construction Manager and will be overseeing the site coordination and management of contractor for all disciplines of the construction works including quality assurance, programme, cost management and change control procedures and contract administration.

The building situated in the proximity of Plaza Romania, has a current constructed layout of 13,350 sqm below ground, 40,362 sqm gross build area above ground and will supply two levels of underground car parking, a large atrium and flexible partitioning options and will be equipped with elegant, high speed panoramic elevators.

Anchor Plaza Metropol is designed as Class A, will be aiming for BREEAM Very Good classification.

Victoriei Office Building

OPTIM PM is currently performing Cost and Construction Management services for a New & Refurbished Office development at Victoriei Square, Sector 1 for NEPI.

Victoriei Office Building,  located on a land of 4,450 sqm between Strada Paris and Bulevardul Aviatorilor on Victoriei Square in Bucharest, comprises the consolidation of the existing building, Casa Oromolu,  a 3 level building of approximately total 1,154 sqm, semi-basement and 2 levels above ground, designated a Historical Monument and a new office building of 15,650 sqm total GBA , consisting of 3 levels below ground for car parking, ground floor and 3 further levels of offices above ground.

The principal facade is a decorative double curved structural laminated glass with a secondary interior thermal glass facade. The offices are to be fitted out as Class A+ with raised access floors and suspended ceilings, lighting level of 650 lux.

In addition to Construction Management services, OPTIM PM is also assigned by the client to provide Health & Safety, Diriginte de Santier and BREEAM Assessment to Excellent.

Completion and opening of the new office building estimated to be spring 2016.

Cost & Project Management, H&S and Dirigentie de Santier

Due to the experience and exceptional results gained through the past years, Optim Project Management has been appointed as the Cost & Project Manager for a new office development.

The Czech developer will start the construction of Oregon Park Office in Bucuresti, Pipera at the beginning of 2015. The Class A Office development will comprise three buildings of a total GBA of 76,072 sqm. Along with the Cost Management and Project Management, Optim Project management will supply also the Health & Safety and Dirigentie de Santier services.
