Hornbach Oradea

Client: Hornbach Romania

Optim Project Management has been appointed by Hornbach as General Designer and Project Manager for a new DIY store in Oradea.

The German DIY store chain Hornbach will be developed on a land of approx. 5.5 ha and will cover a gross built area of approx. 12,000 sqm. The development will offer a 5,900 sqm Drive-In area and 5,400 sqm indoor and outdoor Garden area, and will benefit of a green area of approx. 11,000 sqm and around 527 parking places.

Optim PM has performed a Technical Due Diligence for Hornbach prior to land acquisition and now is contracted to provide General Design and Project Management services, including Site Inspection (Dirigentie de Santier) and Health & Safety Coordination.

The opening date of Hornbach Oradea store is targeted to take place at the beginning of 2020.

Baader Residential Timisoara

Client: Bega Group

Services: General Design, Permitting

Project Details: Optim Project Management strengthens its presence in Timisoara and expands its Design portfolio due to being assigned by Bega Invest back in 2018 as General Designer for its new residential project.

Baader Residential will be located on the Eastern part of Timisoara, on an area of 4,625 sqm, and will be composed of 2 buildings with different height regimes: B+GF+7F and B+GF+8F. The total gross built area will be 16,785 sqm, this residential project will accommodate 122 apartments in total and will benefit of 925 sqm green area. The common basement will connect the two buildings and will house 108 parking places. Furthermore, one of the buildings will provide two retail spaces conveniently located at the ground floor level.

Optim PM full scope of services is including full integrated design services (Architecture, Structure, and MEP) and Permitting.

The Authorization of Construction was recently obtained and the Technical Project is currently in process.

Bega Business Center 2

Client: Bega Group

Services: Full General Design, Permitting

Project Details: Optim Project Management was assigned by Bega Group to provide Full General Design and Permitting services for Bega Business Center 2 in Timisoara.

The office building will be developed on a plot of land of approx. 2.3 ha which is close to the city centre. The project will have in total a gross built area of approx. 20,600 sqm spread on 1B+GF+7F+1Technical Floor and will offer an underground parking which will house 145 car and 25 motorcycle parking places.

Previously, Optim PM provided Full General Design and Permitting services for Bega Business Center 1 and, during the construction works, Project and Cost Management, Tenant Coordination and Health & Safety monitoring, Commissioning and obtaining Operating Permit – the complete service package from Concept Design to building handover and occupation.

The Authorization of Construction for Bega Business Center 2 was obtained in Q1 2019.

Convention Center Timisoara

Client: Bega Group

Services: General Design, Permitting, Construction Management and Health & Safety Coordination

Project Details: Bega Group has appointed Optim Project Management as the General Designer and Construction Manager for the extension of Timisoara Hotel, an interesting new building that will bring the Convention Center concept to the city on the Bega River.

Classed as a multifunctional building, the Convention Center will have a height regime of 2 basements + GF + 1F + partial floor. The project is being built on a land area of 2,116 sqm and will have a total GBA of 8,350 sqm. There will be 70 parking places located in both basements and another 118 supporting parking places rented in an adjacent location; as green area, there will be 430 sqm allocated in total, out of which 347 sqm will be on the rooftop.

Optim PM was appointed in 2017 and started to provide full Design services, being responsible also for the Permitting process. The design successfully combines the exhibition area from the ground floor level with the multifunctional area from the first floor, which will be dedicated to conference events and festivities. On the rooftop, a food court will be fitted out and the terrace will be open to visitors.

The ground works of the Convention Center started in August 2018 and Optim PM is currently providing Construction Management and Health & Safety Coordination services. During the construction works, Austrian and Ottoman artefacts were discovered, thus Optim PM and the Client have worked in close collaboration with Vasile Parvan Institute of Archaeology Bucharest and the archaeological research was carried out in several stages in coordination with the construction works. All the proposed scientific objectives were successfully accomplished, and the construction area now has an Archaeological Discharge status.

The opening date of the Convention Center is targeted to take place in Q1 2020.

Dunapack Corrugated Cardboard Production Facility

Project Details: Dunapack Rambox, the Romanian unit of Austrian Dunapack Packaging Division, has appointed Optim Project Management as General Designer and Project Manager for its new Corrugated Cardboard Production Facility in Bolintin Deal, Giurgiu County.

Optim PM was procured for the contract in Q3 2017 and immediately started to provide full Design services, being responsible also for the Permitting process.
The ground works of the new Corrugated Cardboard Production Facility started at the beginning of October 2018. The production facility is being built on a land area of 11.56 ha, out of which 5.85 ha will be dedicated to green area, and will have a total GBA of 31,345.80 sqm. As parking area, there will be in total 182 parking places and will be dedicated to small and electric cars, trucks and shuttles.

Besides General Design, Permitting and Project Management services, Optim PM is also providing Cost Management, Site Inspection (Dirigentie de Santier) and Health & Safety Coordination services.

The opening date of Dunapack Corrugated Cardboard Production Facility is targeted to take place in 2019.

Philip Morris – factory extension

Client: Philip Morris Romania

Services: General Design, Permitting, Construction Management, Cost Management, Site Inspection (Dirigentie de Santier), Health & Safety Coordination

Project details: Philip Morris Romania has recently appointed Optim PM as Construction Management and Design Services provider for transforming its Otopeni factory into one that produces exclusively HEETS™ for its heat-not-burn product IQOS™.
Construction works are scheduled in two phases between 2017 and 2019. The first phase comprises a new building, for which Optim PM will assure Construction Management, Cost Management, Site Inspection (Dirigentie de Santier) and Health & Safety coordination. For the second phase – during which an extension will be built – Optim PM will also provide, along the services mentioned before, Design & Permitting services.
Philip Morris has previously announced in a press release that it will invest up to 490 million EUR in the Otopeni factory. The investment will create about 300 additional jobs at the Romanian facility, over the following two years. Most of the production output will serve international markets.
