Autograph Collection by Marriott

Client: Apex Alliance Property 4

Project Details: Optim Project Management has been appointed by Apex Alliance to deliver the first Autograph Collection Hotel in Romania. Optim PM is project managing the extensive consolidation, restauration and renovation works of what is known as Marmorosch-Blank Palace. The iconic building from interwar period is listed as a historical monument and has a height regime of 2B+GF+5F and approx. 16,715 sqm GBA.

The palace will be reconverted into 5-star hotel under the Autograph Collection by Marriott brand and will boast 215 guest rooms, a restaurant plus bar, ballroom, spa and fitness facilities, a pool, meeting areas and conference rooms.

As Project Manager, Optim PM is providing Construction Management services – managing a number of specialist contractors, Design and Cost Management, Site Inspection (Dirigentie de Santier) and Health & Safety Coordination. Additionally, Optim PM is also responsible for the FF&E procurement and installation as required by the brand standards and by design.

The opening date of the hotel is targeted to take place in Q2 2020.

Dunapack Corrugated Cardboard Production Facility

Client: Dunapack Rambox

Project Details: Dunapack Rambox, the Romanian unit of Austrian Dunapack Packaging Division, has appointed Optim Project Management as General Designer and Project Manager for its new Corrugated Cardboard Production Facility in Bolintin Deal, Giurgiu County.

Optim PM was procured for the contract in Q3 2017 and immediately started to provide full Design services, being responsible also for the Permitting process.
The ground works of the new Corrugated Cardboard Production Facility started at the beginning of October 2018. The production facility is being built on a land area of 11.56 ha, out of which 5.85 ha will be dedicated to green area, and will have a total GBA of 31,345.80 sqm. As parking area, there will be in total 182 parking places and will be dedicated to small and electric cars, trucks and shuttles.

Besides General Design, Permitting and Project Management services, Optim PM is also providing Cost Management, Site Inspection (Dirigentie de Santier) and Health & Safety Coordination services.

The opening date of Dunapack Corrugated Cardboard Production Facility is targeted to take place in 2019.

Tiriac Tower

Client: Tiriac Imobiliare

Services: Project Management, Cost Management and Health & Safety Coordination

Project Details: Tiriac Imobiliare has recently appointed Optim to project manage the construction of Tiriac Tower. The new office tower will be situated on Buzesti Street, close to Victoriei Square covering a gross built area of 31,000 sqm.

Optim PM team will be providing a range of services including Project Management and Cost Management and Health & Safety.

Promising to be an iconic building in the area, Tiriac Tower has been designed as three connected wings, while the tallest one will have 12 floors and the other two, 5 floors and 8 floors. With 5 basements and 259 parking places, an underground built area of 13,000 sqm and an aboveground gross built area of 18,000 sqm, this project will ensure top level working environment to its tenants.

The scheduled delivery date is Q3 2020.

Hilton Garden Inn Otopeni

Client: Apex Alliance Aero 5

Services: Construction Management, Design Management, Cost Management, FF&E Procurement, Site Inspection (Dirigentie de Santier) and Health & Safety Coordination

Project Details: Apex Alliance has appointed Optim PM to project manage the construction of the second Hilton Garden Inn hotel in Romania. Prominently and conveniently located, this four-star hotel is being built in close proximity of the Departures Terminal of Henri Coanda International Airport on a land area of 3,340 sqm and will have a total gross built area of approx. 14,200 sqm on 5 levels. Classed as a multifunctional building, it will have a height regime of 1B+GF+3F and the number of levels varies in different areas of the building.

As Project Manager, Optim PM is providing Construction Management services – managing a number of specialist constractors, Design and Cost Management, Site Inspection (Dirigentie de Santier) and Health & Safety Coordination. Additionally, Optim PM is also responsible for the FF&E procurement and installation as required by the brand standards and by design.

The hotel will boast 218 guest rooms, 92 parking places, a restaurant, meeting areas, conference rooms, fitness area and a courtyard. In additional from the hotel, there will also be a wing which will be dedicated for office facilities.

The opening date of the hotel is targeted to take place in Q2 2019.

Courtyard by Marriott

Client: Apex Hotels Alliance 2

Services: Construction Management, Design Management, Cost Management, Site Inspection (Dirigentie de Santier), Health & Safety Coordination and Project Management

Project Details: Optim Project Management was assigned as Project Manager for the new Courtyard by Marriott four-star hotel, project developed by Apex Hotels Alliance 2. The new hotel that is to be delivered on the market in Q2 2019, will have 259 rooms, 119 parking units, a bar, a restaurant, meeting rooms and a much-awaited conference centre (approx. 535 sqm) in a busy office area of Bucharest.
As a Project Manager, Optim PM will provide Construction Management services , managing a number of specialist constractors , Design and Cost Management, Dirigentie de Santier and Health & Safety Coordination.

The project that is under construction in the North part of Bucharest on a land of 2,832 sqm will have a total gross built surface of 16,500 sqm, on 14 levels above ground (3B+GF+13F+1Technical Floor).

IKEA Pallady

Client: IKEA Romania

Services: Project Management, Cost Management, Design Management, Tendering and Procurement, Site Inspection (Dirigentie de Santier) and Health & Safety Coordination

Project details: IKEA has recently assigned Optim Project Management as Project Manager for its second Bucharest store to be built on a 13.7-hectare plot, located on Theodor Pallady Boulevard. The store will have a GBA of 67,430 sqm.

Optim PM will also offer Cost Management, Design Management, Tendering and Procurement, Health & Safety Coordination and Site Inspection (Dirigentie de Santier) services for this large-scale project. Previously Optim PM was appointed to perform a technical due diligence of the aforementioned plot in order to assist the client with the land acquisition.

The Building Permit was obtained in October 2017 and the project is expected to be delivered by Q4 2018.

Oregon Park, Phase II Building C

Client: Portland Trust

Services: Project Management, Cost Management, Health & Safety

Project details: After the successful delivery of Oregon Park’s first phase, Optim PM was retained by the developer of the project, Portland Trust, as Project Manager for the second phase, a 46,702 sqm GBA office building comprising 2B + GF + 6F + Technical Floor. The services package provided by Optim PM also includes Cost Management. Construction works are due to start in November with completion expected Q1 2019.

Oregon Park is Portland Trust’s third project in the Floreasca – Barbu Vacarescu area, the most developed office hub in Bucharest today. The project will be developed as a class A rated, low rise & energy efficient business park. The Developer is currently celebrating 20 years of development activity within CEE.

Philip Morris – factory extension

Client: Philip Morris Romania

Services: General Design, Permitting, Construction Management, Cost Management, Site Inspection (Dirigentie de Santier), Health & Safety Coordination

Project details: Philip Morris Romania has recently appointed Optim PM as Construction Management and Design Services provider for transforming its Otopeni factory into one that produces exclusively HEETS™ for its heat-not-burn product IQOS™.
Construction works are scheduled in two phases between 2017 and 2019. The first phase comprises a new building, for which Optim PM will assure Construction Management, Cost Management, Site Inspection (Dirigentie de Santier) and Health & Safety coordination. For the second phase – during which an extension will be built – Optim PM will also provide, along the services mentioned before, Design & Permitting services.
Philip Morris has previously announced in a press release that it will invest up to 490 million EUR in the Otopeni factory. The investment will create about 300 additional jobs at the Romanian facility, over the following two years. Most of the production output will serve international markets.
