Timisoara Shopping City

OPTIM Project Management  has been appointed as project manager, construction manager, cost consultant and Diriginte de Santier for the development of a new shopping centre of 70,200 square metres of gross built area in Timisoara. The project Timisoara Shopping City  developed by NEPI will include a Carrefour Hypermarket of 10 000 sqm, Retail Mall and Gallery Shops, 12 screen Cinema City Complex and a Food Court area. The shopping mall will benefit of an external ground car parking  and an additional parking on the roof of the Mall.

The construction works have already begun on site, the structural works of building been performed while the Optim PM team is in the last phase of procurement and tendering process for the remaining works. Optim Project Management on site is managing and supervising the remaining construction works to ensure the delivery of this project, which is due to complete and open in November 2015.

Opening of Carrefour Hypermarket – Timisoara Shopping City

Optim Project Management attended on 25th of November 2015 at the official opening of the first Carrefour hypermarket in Timisoara, the main retail anchor of Timisoara Shopping City, project owned and developed by NEPI.  Along with the 10,000 sqm Carrefour hypermarket, was inaugurated as well the Gallery Shops, offering on a surface of 8,000 sqm multiple retail units.

OPTIM was assigned by NEPI in 2015 as Construction Manager to deliver Timisoara Shopping City, totaling a GBA of 70,200 sqm. The project will include in the next phase to be delivered in spring 2016,  a Retail Mall, 14 screen Cinema City Complex, including IMAX and a Food Court area. The shopping mall will benefit of an external ground car parking and an additional parking on the roof of the Mall and an extension to the City Tram network.

A new Cinema City completed by Optim Project Management

On 19th of May 2015, OPTIM PM attended the opening ceremony of Cinema City in Mega Mall  Bucuresti. The new cinema covers approximately 4,500 GBA square meters, offering 2,366 seats comprised in 14 halls, out of which one is equipped with the newest 4DX technology, the first one in Romania. This is the fourth Cinema multiplex that Optim PM have built for Cinema City in Romania undertaking the architectural, MEP installations and structural design while working closely with the company’s concept architects. The new Cinema City from Mega Mall has been built and fitted out in just 4 months including the food and beverages, offices & public facilities.

OPTIM PM has been recently appointed as general designer for four new Cinema City locations in Romania: Deva, Drobeta Turnu Severin, Constanta and Timisoara.

The cinemas in Deva and Drobeta Turnu Severin are approximately 1.600 GBA square meters and will comprise 6 halls each.  Occupying a space of 2,850 square meters, the Cinema City in Constanta will have 9 halls and one hall with 4dx technology. Timisoara will have 14 halls, one equipped with the 4DX technology.

Victoriei Office Building

OPTIM PM is currently performing Cost and Construction Management services for a New & Refurbished Office development at Victoriei Square, Sector 1 for NEPI.

Victoriei Office Building,  located on a land of 4,450 sqm between Strada Paris and Bulevardul Aviatorilor on Victoriei Square in Bucharest, comprises the consolidation of the existing building, Casa Oromolu,  a 3 level building of approximately total 1,154 sqm, semi-basement and 2 levels above ground, designated a Historical Monument and a new office building of 15,650 sqm total GBA , consisting of 3 levels below ground for car parking, ground floor and 3 further levels of offices above ground.

The principal facade is a decorative double curved structural laminated glass with a secondary interior thermal glass facade. The offices are to be fitted out as Class A+ with raised access floors and suspended ceilings, lighting level of 650 lux.

In addition to Construction Management services, OPTIM PM is also assigned by the client to provide Health & Safety, Diriginte de Santier and BREEAM Assessment to Excellent.

Completion and opening of the new office building estimated to be spring 2016.

Targu Jiu Shopping City

On October 16 th OPTIM PM delivered another Retail Mall, Targu Jiu Shopping City, for New Europe Property Investment. An extremely challenging project, from ground conditions, tight time frame, OPTIM PM completed this 60,500 m2 GBA construction in only 11 months from commencement on site to opening !

The new retail park is the first mall of this type in Gorj County, it consists of 27,000 m2 underground car parking with 800 parking spaces served with an intelligent parking system, a further 200 spaces externally at ground floor.
Ground floor of 27,000 m2 housing in excess 70 retailers among which the key tenants are: Carrefour (hypermarket), H&M (clothing), Takko (clothing), DM (drugstore), Flanco (consumer electronics), Altex (consumer electronics), B&B Collection (accessories), Noriel (toys), Benvenuti (shoes).
A first floor food court and entertainment area of 6,500 m2 including a casino, bowling alley and outdoor terrace.

For the execution of the construction, Optim PM used their unique form of Construction Management (CM) route, Optim PM provide a professional construction service where the client is provided with highly qualified advice and management on all phases of the design, procurement and construction and through a selection and tendering process of specialist sub contractors who are appointed under the supervision of Optim PM working on behalf of the Client. This maximises the client’s input and control over the project due to direct and constant contact with specialist trade contractors. It allows for early commencement on site whilst the design is being finalized, quick response to changes and better overall quality control. It also ensures that all members of the project team work together in a highly motivated, focused manner.

Optim PM provided design, cost and construction management, diriginte de santier service, construction health & safety management and tenant coordination and fitout with a total Optim site based team of 15 architects and engineers.

Targu Jiu Shopping City is an investment of over 30 000 000 euro and it is one of 6 Retail Malls that Optim PM are currently building in Romania with a total area in excess of 350,000 m2.

Cinema City In Targu Jiu

This is the third Cinema that Optim PM have built for Cinema City in Romania.

In addition to their usual construction management method of working, OPTIM PM was also appointed as general designer to undertake the architectural, MEP installations and structural design for this Cinema, working closely with Cinema City concept architects.

The cinema complex of 6 halls was built and fitted out in just 3 months including the food and beverages, offices & public facilities.

Vulcan Value Center

Project Details: Vulcan Value Center, owned by New Europe Property Investment is one of the most important projects we completed this year, opening on September, 4th. The new retail park of approximately 28,390 sqm (GBA) was built in only 7 months on the site of the former Vulcan factory in the southwest part of Bucharest. The center’s main anchor stores include Carrefour hypermarket, gallery and a number of fashion oulets. The commercial park is accessible both from Sebastian Street, and the Calea Progresul, featuring over 50 stores, including large units of 800 m2 opening directly to the park, such as: H&M (clothing), C&A (clothing), Hervis (sports), Noriel Bebe (baby items), Animax (petshop), LEMS (home & deco), JYSK (home & deco), DOMO (consumer electronics), Takko (clothing), Deichmann (shoes) and DM (drugstore). Work on Vulcan Value Center began in February 2014 with our company providing construction management for a number of 15 to 20 specialist subcontractors to complete the construction and fit out within a tight time schedule of construction and within the agreed budget. Vulcan Value Center is one of 6 Retail Malls that Optim PM are currently building in Romania totalling some 350,000 m2.

Project Details: Victoria City Center includes the development of a multifunctional center comprising a class A office building and a retail mall with over 200 retails spaces, leisure areas and restaurants, a CORA hypermarket and a cinema complex.  The development is located Bulevardul Bucureştii Noi nr. 43, Bucharest, in the close neighbourhood of Jiului metro station. Optim PM provides full scope cost & project management services to complete the construction and fit out within a tight time schedule of construction, within the agreed cost budget and at a high quality standard.

Winmarkt Ramnicu Valcea

Project Details: Optim PM provides Project Management services in relation to the investment for space reconversion and Fit-out coordination for H&M store on Winmarkt Ramnicu Valcea shopping centre. The investment is meant to convert and adapt a commercial space within the shopping center in order to accommodate H&M store.
