Courtyard by Marriott

Client: Apex Hotels Alliance 2

Services: Construction Management, Design Management, Cost Management, Site Inspection (Dirigentie de Santier), Health & Safety Coordination and Project Management

Project Details: Optim Project Management was assigned as Project Manager for the new Courtyard by Marriott four-star hotel, project developed by Apex Hotels Alliance 2. The new hotel that is to be delivered on the market in Q2 2019, will have 259 rooms, 119 parking units, a bar, a restaurant, meeting rooms and a much-awaited conference centre (approx. 535 sqm) in a busy office area of Bucharest.
As a Project Manager, Optim PM will provide Construction Management services , managing a number of specialist constractors , Design and Cost Management, Dirigentie de Santier and Health & Safety Coordination.

The project that is under construction in the North part of Bucharest on a land of 2,832 sqm will have a total gross built surface of 16,500 sqm, on 14 levels above ground (3B+GF+13F+1Technical Floor).

Ana Tower

Client: Ana Tower Offices

Services: Project Management, Cost Management, Site Inspection (Dirigentie de Santier) and Health & Safety

Project Details: Optim Project Management was assigned by Ana Tower Offices, the company owned by Romanian businessman George Copos, as Project Manager for Ana Tower, the office scheme to be developed in Expozitiei area, next to Crowne Plaza Hotel.
With a height exceeding 100 meters, totalling 25 floors over the ground (3B+GF+24F+Tehnical Floor), Ana Tower will change the skyline of the area surrounding Romexpo, which announces to be the new business hub of Bucharest. The construction works started in Q4 2017 and are expected to be finalized in Q4 2019, when a surface of 54,000 sqm GBA will be added to the stock of class A office spaces from Bucharest.

IKEA Pallady

Client: IKEA Romania

Services: Project Management, Cost Management, Design Management, Tendering and Procurement, Site Inspection (Dirigentie de Santier) and Health & Safety Coordination

Project details: IKEA has recently assigned Optim Project Management as Project Manager for its second Bucharest store to be built on a 13.7-hectare plot, located on Theodor Pallady Boulevard. The store will have a GBA of 67,430 sqm.

Optim PM will also offer Cost Management, Design Management, Tendering and Procurement, Health & Safety Coordination and Site Inspection (Dirigentie de Santier) services for this large-scale project. Previously Optim PM was appointed to perform a technical due diligence of the aforementioned plot in order to assist the client with the land acquisition.

The Building Permit was obtained in October 2017 and the project is expected to be delivered by Q4 2018.

Oregon Park, Phase II Building C

Client: Portland Trust

Services: Project Management, Cost Management, Health & Safety

Project details: After the successful delivery of Oregon Park’s first phase, Optim PM was retained by the developer of the project, Portland Trust, as Project Manager for the second phase, a 46,702 sqm GBA office building comprising 2B + GF + 6F + Technical Floor. The services package provided by Optim PM also includes Cost Management. Construction works are due to start in November with completion expected Q1 2019.

Oregon Park is Portland Trust’s third project in the Floreasca – Barbu Vacarescu area, the most developed office hub in Bucharest today. The project will be developed as a class A rated, low rise & energy efficient business park. The Developer is currently celebrating 20 years of development activity within CEE.

Bulgarian office fit-out project

Client: Portland Trust

Services: Project Management, Office fit-out

Project details: The Bulgarian-branch of Optim Project Management has been assigned by a company specialized in the field of Information Technologies and Outsourcing Services as project manager for the fit-out of its new office in Sofia.

The company has recently signed a deal for expansion of their headquarters in an office building centrally located in the capital city of Bulgaria, where they will occupy a surface of 2,000 sq. m. The fit-out works are estimated to last for five months, the allocated budget for the project reaching 500,000 EUR.

Logicor Bucharest I-Warehouse C

Client: Logicor

Services: Project Management, Health & Safety Coordination, Site Inspection.

Project details: Optim PM was assigned by Logicor as Project Manager for the second phase of Logicor Bucharest I – Warehouse C. The services package provided by Optim PM also includes Site Inspection and Healthy & Safety Coordination.

The logistic park is located on a green field site, situated in Mogosoaia and consists in two buildings of 20,554 sqm, respectively 22,273 sqm. The developer will extend the project, adding a new unit of 45,000 sqm divided into 5 cells with similar geometry, for which Optim Project Management was selected.

The new unit is scheduled for completion in Q4 2017.

St Constantin Hospital, Brasov

Client: Ropharma
Services: Project Management, Cost Management

Project Details: Ropharma has recently assigned Optim Project Management to supervise re-conversion works of an old industrial building from Brasov in a new private hospital.
The new medical unit, with an area of 10,100 sqm spread on GF + 3F, will have a total number of 143 beds (79 for continuous hospitalization, 18 beds for intensive care and another 46 for day hospitalization) and a large area for outpatients as well.
The hospital will provide as main core treatment for oncological disease, transplant and various surgical procedures such as: urology, general surgery, vascular surgery, cardiology & angiography procedures, pediatric surgery, orthopaedics & traumatology, thoracic surgery, plastic surgery & reconstructive micro-surgery, gastroenterology, gynaecology, ENT, radiology (CT scan, MRI, X-Ray, mammography) etc.
Optim PM will provide Project Management and Cost Management services and the scheduled delivery date is June 2018.

ISHO Living

Client: Mulberry Development

Services: Project Management, Cost Management, Health & Safety monitoring, Site Inspection (Dirigentie de Santier) and Technical Sales Support services

Mulberry Development, the company established by Ovidiu Sandor, has recently assigned Optim Project Management as Construction Manager for its residential development, ISHO Living, part of the mixed-use project the developer is building in Timisoara’s city centre, near Bega river. Optim PM will also offer Cost Management, Health & Safety monitoring, Site Inspection (Dirigentie de Santier) and Technical Sales Support services.

The project, which is now waiting for the construction authorisation, will total six blocks of flats with 1,200 apartments, 2,100 parking lots, a park and green spaces of 7,500 sqm. The first phase consisting in two buildings is expected to be delivered in Q3 2018. The entire project will also bring infrastructure improvements building a new bridge over Bega river, with an impressive architecture and a coherent solution for traffic improvement.

This assignment confirms the coming back of important investors in the residential sector, which continues to grow in the portfolio of Optim PM.

City Gate refurbishment

Client: GTC Romania

Services: Project Management, Cost Management, Health & Safety Coordination and Dirigentie de Santier
 
Optim Project Management was assigned as Project & Cost Manager for the refurbishment works that real estate developer GTC is to start at City Gate for the plaza between the towers (waterproofing, paving, architectural lighting and urban furniture) and the three basements; project aims to transform the empty space into green, quality areas which create more private space and relaxation benefits. Optim PM will also assure health & safety coordination services as well as site inspection services (dirigentie de santier).

The general contractor was already assigned, the developer waiting now for the construction authorization to start works that are estimated to be finalized in four months.

GTC Group is at the forefront of the commercial real estate sector in Central, Eastern and Southern Europe since 1994. The company owns and manages 35 commercial buildings which combined office and retail space of over 550.000 sqm.
City Gate, awarded in 2009 as the ‘CEE Real Estate Office Development of the Year’, represents one of the companies’ premium office projects in Bucharest, ideally localized in the North part of the city, just near Romexpo and comprised of two standalone buildings with a 47,700 sqm. leasable area, almost fully occupied.

Optim PM, General Designer for Arctic New Factory

Client: Arctic SA

Services: Full integrated design services (Architecture, Structure, MEP), Project Management for Tendering Phase, Permitting, LEED Certification.

Project details: Optim Project Management was appointed in 2016 by Arctic SA as the General Designer for Arctic new home appliance manufacturing facility in Romania.

The new factory will be located near Targoviste, Dambovita County and will have a GBA of 84,000 sqm on a plot of land of approx. 72 ha. The facility will consist in a production building (45,000 sqm), a warehouse (30,000 sqm), an office building (approx. 5,600 sqm), and will have a green area of 68,000 sqm and in total 490 parking places.

The full scope of services include General Design and Permitting, Project Management for tendering phase and consultancy for LEED certification.

The building permit was issued in April 2017 and construction is set to be completed by the end of 2017. Arctic SA wants to make out of this Arctic factory one of the biggest home appliances hub in South-East of Europe.
