Baader Residential Timisoara

Services: General Design, Permitting

Project Details: Optim Project Management strengthens its presence in Timisoara and expands its Design portfolio due to being assigned by Bega Invest back in 2018 as General Designer for its new residential project.

Baader Residential will be located on the Eastern part of Timisoara, on an area of 4,625 sqm, and will be composed of 2 buildings with different height regimes: B+GF+7F and B+GF+8F. The total gross built area will be 16,785 sqm, this residential project will accommodate 122 apartments in total and will benefit of 925 sqm green area. The common basement will connect the two buildings and will house 108 parking places. Furthermore, one of the buildings will provide two retail spaces conveniently located at the ground floor level.

Optim PM full scope of services is including full integrated design services (Architecture, Structure, and MEP) and Permitting.

The Authorization of Construction was recently obtained and the Technical Project is currently in process.

ISHO Living

Services: Project Management, Cost Management, Health & Safety monitoring, Site Inspection (Dirigentie de Santier) and Technical Sales Support services

Mulberry Development, the company established by Ovidiu Sandor, has recently assigned Optim Project Management as Construction Manager for its residential development, ISHO Living, part of the mixed-use project the developer is building in Timisoara’s city centre, near Bega river. Optim PM will also offer Cost Management, Health & Safety monitoring, Site Inspection (Dirigentie de Santier) and Technical Sales Support services.

The project, which is now waiting for the construction authorisation, will total six blocks of flats with 1,200 apartments, 2,100 parking lots, a park and green spaces of 7,500 sqm. The first phase consisting in two buildings is expected to be delivered in Q3 2018. The entire project will also bring infrastructure improvements building a new bridge over Bega river, with an impressive architecture and a coherent solution for traffic improvement.

This assignment confirms the coming back of important investors in the residential sector, which continues to grow in the portfolio of Optim PM.

GreenVista Residence – the second Residential Project for Alpha Real Estate Services

Project details: Optim Project Management was appointed Project Manager by Alpha Real Estate Services to supervise the completion of the construction works for Building C1 from GreenVista Residence.

GreenVista Residence is located in Voluntari, Ilfov, and has the height regime of B+GF+10F, with the built areas of all the floors of approx. 4,850 sqm. The project will deliver in total 50 apartments and is planned to be finalized in 2017.

Optim PM was contracted to provide Project Management Services, Dirigentie de Santier Services, and Health & Safety Monitoring.

Optim PM appointed as Project Manager for Poseidon Residence

Client: Alpha Real Estate Services
Services: Project Management, Dirigentie de Santier Services, Health & Safety Monitoring

Project details: Optim Project Management is performing Project Management Services on behalf of Alpha Real Estate Services for Poseidon Residence.
Poseidon Residence, with a total GBA of 25,000 sqm is located in Sector 2 – Bucharest, and will have in total 156 duplex apartment units. The building consists in 1 basement for car parking, ground floor and 16 aboveground levels, outside greenery areas and exterior parking plots.
Optim PM was contracted to provide Project Management Services, Dirigentie de Santier Services, and Health & Safety Monitoring.
The project is planned to be finalized in Q1 of 2017.

Residential Development Ploiesti

Project Details: Optim PM was appointed as Lead Architect to provide full architectural and permitting services to the residential development in Ploiesti, Romania.

Bartolomeu Hotel

Client: Tribeach Holdings
Service: Cost Management

Project Details: Optim PM was contracted to provide pre-construction services including, cost management, design management, package contractor tendering services for a three star hotel on the Bartolomeu Site in Brasov. The hotel will have 120 rooms, with a height regime of 2U+GF+9S+TF with a total built area of 7,450 sqm and a total of 84 parking spaces.
