IKEA Pallady

Client: IKEA Romania

Services: Project Management, Cost Management, Design Management, Tendering and Procurement, Site Inspection (Dirigentie de Santier) and Health & Safety Coordination

Project details: IKEA has recently assigned Optim Project Management as Project Manager for its second Bucharest store to be built on a 13.7-hectare plot, located on Theodor Pallady Boulevard. The store will have a GBA of 67,430 sqm.

Optim PM will also offer Cost Management, Design Management, Tendering and Procurement, Health & Safety Coordination and Site Inspection (Dirigentie de Santier) services for this large-scale project. Previously Optim PM was appointed to perform a technical due diligence of the aforementioned plot in order to assist the client with the land acquisition.

The Building Permit was obtained in October 2017 and the project is expected to be delivered by Q4 2018.

Shopping City Satu Mare

Client: NEPI Rockcastle

Services: Construction Management, Cost Management, Procurement, Health & Safety and Site Inspection (Dirigentie de Santier)

Project details: NEPI Rockcastle has assigned Optim Project Management as Construction Manager for the shopping centre it develops in Satu Mare, Romania. In addition, Optim PM will offer Cost Management, Procurement, Health & Safety Coordination and Site Inspection (Dirigentie de Santier) services. Construction works have started this summer and are due to be finalized by Q3 2018.
The developer is about to invest 40 mill. Euro in the shopping mall which will have a total GLA of 28,000 sqm spread on 6 ha land. The development will offer on two levels a hypermarket with a GLA of 10,886 sqm, 14,860 sqm GLA gallery, a fashion area on the ground floor and 3,526 sqm GLA food court and entertainment area (cinema with minimum 6 halls) on the first floor. The project will benefit of approx. 1,100 parking places and a green area of 3,000 sqm.

Optim PM has a long collaboration with NEPI Rockcastle, the largest and most dynamic real estate investor on the Romanian market that goes back 7 years ago, Shopping City Satu Mare being the 17th large scale project for which Optim PM is assisting NEPI Rockcastle.

Auchan Timisoara North & South

Immochan Romania has recently assigned Optim Project Management as Project Manager for modernization of two retail galleries the company owns in Timisoara, on Calea Aradului and Calea Sagului.

Optim PM will assure Project Management, Dirigentie de Santier and Tenant Coordination services for the two retail galleries and the common spaces.

The gallery in the North part of Timisoara, on Calea Aradului occupies a surface of 10,597 sqm and the one in the South part of the city, on Calea Sagului has 10,595 sqm.

Construction works are due to be finalized in Q1 2018.

Shopping City Galati – Optim PM appointed General Designer & Construction Manager for the Extension Project

Client: NEPI
Services: General Design Package, Permitting, Construction Management

Project details: Optim Project Management was chosen because of its experience in managing high quality and complex retail constructions. Shopping City Galati, located in the north part of city, involves the extension of the existing shopping centre, opened to the public in 2013, with an approximate GBA of 27,600 sqm.

The new expansion will provide a much-improved visitor experience and will include fashion shops, food court, services and entertainment areas and additional parking spaces. The project will accommodate as well, the first state of the art Cinema complex in Galati, offering to its clients 8 cinema halls.

The full scope of services includes General Design and Permitting, Cost & Construction Management, Health & Safety and Dirigentie de Santier services.

The construction is set to be completed by end 2017.

The 10th Cinema City delivered by Optim PM

Client: Cinema City
Services: Architectural Design, Design Coordination between all Specialties, Technical Assistance for Architecture and MEP and Construction Management

Project details: Optim Project Management has recently added to its portfolio the 10th cinema made in Romania for Cinema City. The cinema complex located in ParkLake, Bucharest with an area of 4,078 sqm GLA, was built in 4 months and offers to its clients 14 halls and 1,951 seats, where 11 halls are equipped with 2D & 3D screens and 3 VIP halls.

Optim PM has provided the following services for the newest Cinema City in Bucharest: Architectural Design, Design Coordination between all Specialties, Technical Assistance for Architecture and MEP and Construction Management.

ParkLake

Client: Sonae Sierra & Caelum Development

Service: BREEAM assessment

Project Details: Optim is providing BREEAM assessment services and associated studies for ParkLake shopping centre development in Bucharest, targeting an “Excellent” rating.

Timisoara Shopping City

OPTIM Project Management  has been appointed as project manager, construction manager, cost consultant and Diriginte de Santier for the development of a new shopping centre of 70,200 square metres of gross built area in Timisoara. The project Timisoara Shopping City  developed by NEPI will include a Carrefour Hypermarket of 10 000 sqm, Retail Mall and Gallery Shops, 12 screen Cinema City Complex and a Food Court area. The shopping mall will benefit of an external ground car parking  and an additional parking on the roof of the Mall.

The construction works have already begun on site, the structural works of building been performed while the Optim PM team is in the last phase of procurement and tendering process for the remaining works. Optim Project Management on site is managing and supervising the remaining construction works to ensure the delivery of this project, which is due to complete and open in November 2015.

Piatra Neamt Shopping City

OPTIM Project Management has been appointed as Construction Manager for the new retail development for NEPI in Piatra Neamt. The project with a targeted 37,000 square metres of GBA and located  on the west part of the city, on territory of 7,4 ha will include a Hypermarket, Retail Mall and Gallery Shops, Cinema Complex and Fast Food area.

In addition to Construction Management services, OPTIM PM is also assigned by the client to provide Design Management, Cost, Procurement & Construction Management, Tenant Management and Coordination, Health & Safety coordination, Diriginte de Santier Services.

The delivery is estimated to be Phase 1 Q4 2016 and phase 2 Q1 2017.

This is the 30th retail project in Optim’s portfolio of more than 65 projects delivered since the creation of the company in 2009.

Optim Project Management has won an appointment with Sun Plaza

Optim PM has been appointed by Sun Plaza as Project Manager to oversee the refurbishment of part of the shopping centre. The programme of work will see the construction and reconstruction of a total of approx. 26,000 sqm.
The Client intends to redesign and reconstruct certain areas in the Sun Plaza shopping center and the neighbouring rental units, while the shopping center remains open during the constructions.
 
Optim Project Management will provide Cost, Project Management and Tenant Coordination Services during all phases of the programme which will end by first quarter of 2018. In addition to these services, Optim PM will provide Design Review and BREEAM assessment services for the new future rental units of the shopping mall.

Carrefour Market stores

Optim PM has successfully finished providing Project Management services for a complete refurbishment mission of two Carrefour Markets, by end of 2015.

The sizes of the two markets, one located in Buzau and the other one in Cluj, are between 800 and 1,000 sqm. Optim PM has contributed through its professional PM services to the improvement of Carrefour Market concept, creating an atmosphere which offers a combination of friendly and accessible.
